Property and construction

Lettings and building safety rules are changing fast. Your software has to change with them.

Rental bidding is banned, a landlord database is about to launch, listings need material information and higher-risk buildings need a digital golden thread. We build listing feeds, compliance dashboards, document systems and site tools that keep up.

The sector

Property and construction, in numbers.

Nearly one in five households in England rents privately, and the rules on how those homes are advertised and managed changed significantly in 2026.

4.7m
households rent privately in England, 19 per cent of all households (English Housing Survey 2024 to 2025).
£7,000
the maximum first-offence fine for rental bidding, banned since 1 May 2026 (GOV.UK).
What the rules ask of you

The rules shaping your software.

The regulations and standards that change what your systems, website and data handling need to do, each with its date and a link to the source.

01 Renters' Rights Act 2025: rental bidding since 1 May 2026 Landlords and agents must advertise one specific rent and cannot invite or accept offers above it, including on property portals. Source
02 Private Rented Sector Database launching December 2026 The landlord database is due to launch on 15 December 2026, starting in the West Midlands, with all landlords expected to register by November 2027. Source
03 Material information in listings since November 2023 Property listings, including on portals and agent websites, must include material information such as council tax, tenure, utilities and known risks. Source
04 The building safety golden thread since October 2023 Information about higher-risk buildings must be kept digitally, with version control and secure access, and shared with the right people. No specific software is mandated. Source
What we build

What we build for letting agents, estate agents, landlords and construction firms.

01 Listing templates and portal feeds Listings that require a single rent and the material information fields, so non-compliant adverts cannot be published by mistake.
02 Landlord compliance dashboards Registration numbers, certificates, renewal dates and reminders for every property, ready for the new landlord database.
03 Golden thread document systems Version-controlled building information with access controls and audit trails, shared with the people who need it.
04 Site and field apps Site access with CSCS card checks, snagging, inspections and field reports that sync with the office.

What we will not claim.

No software makes a letting agent Renters' Rights compliant by itself, there is no approval scheme for golden thread software, and we are not an official partner of the landlord database. We build listings, records and document systems that follow the rules and keep an audit trail.

Property and construction questions

Frequently asked questions.

Can you update our listings for the rental bidding ban?

Yes. We change listing templates and portal feeds so each advert carries one specific rent, remove 'offers over' and rent-range wording, and block publication of non-compliant listings. The duty stays with the landlord and agent, so we keep a record of what was published and when.

Are you ready for the landlord database?

We can build the compliance dashboards that will sit alongside it: registration numbers, certificates, renewals and reminders for every property. The database itself is run by the government and is due to launch on 15 December 2026, so we can connect to whatever it offers once it is live.

What software do we need for the golden thread?

The law does not name a product. It requires building information to be kept digitally, accurately, securely and with version control, and shared with the right people. We can build or configure a document system that does that and keeps an audit trail.

Can you build apps for construction sites?

Yes. Site access with CSCS card checks, inspections, snagging, photos and daily reports work well as mobile apps that sync with the office and with your job management and accounting systems.
